Future Residents

 

  • What is our leasing process?

 

    • The leasing process begins by clicking here to get more information on applying and one of our Leasing Specialists will reach out to you. In the meantime, you can see our homes virtually by clicking here to view our different Floor Plans and the virtual tours associated with them. Once you have decided that Antelope Ridge is where you would like to live, each applicant who is 18 or older must complete an application, pay an application fee, and pass a background screening that includes a criminal, sex offender, and credit check. Once the background screening is completed and passed, a lease must be signed, all deposits and rent/pro-rated rent must be paid, and on your lease effective date, you will receive keys to your new home! Welcome Home!

 

  • Is a security deposit required?

 

    • Yes, security deposits are required for all Antelope Ridge homes. The security deposit is based on credit score and can be up to a full month’s rent; the current range can be obtained by contacting your Leasing Specialist.

 

  • Can my spouse apply for me?

 

    • We can accept an application for a spouse only if we are provided with a Power of Attorney (POA) giving permission for the application.

 

  • I am on the waitlist, but in a lease elsewhere, will you hold a house for me?

 

    • We will hold your position on the waitlist until you are ready for a home once your application has been approved and you have paid your waitlist fee. You must contact us 90 days prior to your current lease expiration to ensure we will have housing available for you. Contact your Leasing Specialist with questions.

 

  • When is rent due?

 

    • Rent is due on the 1st of the month, regardless of weekends or holidays. We do not accept cash payments nor can we accept credit or debit card payments in the office or over the phone. The preferred payment method is through the HMC Resident Portal which you can access by clicking here. There is a non-refundable fee associated with Credit and Debit card payments on the portal; if you use your bank information there is no fee. If you must pay by check, cashier’s check, or money order, we have a secure night dropbox, which can be utilized for rent payments when the Welcome Center is closed.

 

Military

  • What is the leasing process for military members?

 

    • The leasing process begins by clicking here to get more information on applying and one of our Leasing Specialists will reach out to you. In the meantime, you can see our homes virtually by clicking here to view our Floor Plans. If you are PCSing from another base we will work with you throughout your transition to Ellsworth. Once you have decided that Antelope Ridge is where you would like to live, each applicant who is 18 or older must complete an application and pass a background screening that includes a criminal, sex offender, and credit check. Once the background screening is completed and passed, a lease must be signed, all deposits and rent/pro-rated rent must be paid, and on your lease effective date, you will receive keys to your new home! Welcome Home!

 

  • Is a security deposit required?

 

    • Yes, security deposits are required for all Antelope Ridge homes. The security deposit rate is based on credit score and can be up to a full month’s rent; the current rate range can be obtained by contacting your Leasing Specialist.

 

  • Can my spouse apply for housing and sign a lease for me while I’m deployed or on TDY?

 

    • We can accept an application for a spouse only if we are provided with a Power of Attorney (POA) giving permission for the application.

 

  • Is my rent based on my BAH?

 

    • No, we have a set market rent rate for all of our homes.

 

  • Under what circumstances can I terminate my lease?

 

    • Under the military clause, you can terminate your lease if you receive orders for deployment, PCS, or TDY for more than 90 days. However, we still require 30 days’ notice per the SCRA. Contact your Leasing Specialist for a copy of the Notice to Vacate Form and provide us with a copy of your orders.

 

  • What do I do with my vehicle when I have an upcoming TDY or deployment?

 

    • If leaving on an extended TDY or deployment, vehicles must be parked in the driveway or garage only.

 

 

Current Residents

  • When is rent due?

  • What happens if my rent is late?

 

    • If your rent is late, you will be charged a late fee as stated in your lease; the late fee is a one-time charge for the total amount due on your ledger. We only assess late fees once a month (unless a check is returned due to insufficient funds). It is your responsibility to keep track of your rent payments, which you can do on the HMC Resident Portal. We will send balance due notification via email and will not be held responsible for emails not received. Excessive delinquency is a violation of the lease, and may be cause for termination of residency.

 

  • Are residents allowed to use fireworks?

 

    • Fireworks are not permitted at Antelope Ridge and are a violation of your lease. Please keep in mind that loud noises such as fireworks can be a health hazard to individuals and pets with sensitivity issues such as PTSD.

 

  • Who do we contact for an emergency?

 

    • If you have an emergency, please call 9-1-1. For non-emergent calls, please contact the County Dispatch at (605) 923-1401. If your emergency is a maintenance item, please call our 24/7 maintenance number (605) 791-3181 and select option 1.

 

  • What is PTE (Permission to Enter)?

 

    • This is an access authorization addendum signed by the resident to allow maintenance permission to acquire a key to your home in order to complete a work order when you are not home. We do this as a convenience to the resident. In the event of an emergency or risk of danger to the property or someone in the home, PTE does not apply. Permission to enter cannot be granted by anyone under the age of 18.

 

  • How do maintenance repairs work and do residents pay for the repairs?

 

    • Routine maintenance repairs are provided to all residents of Antelope Ridge. This service is at no cost. In the event service is required to repair damage caused by the resident, the cost of the repair will be the responsibility of the resident and must be paid or assessed to the resident ledger prior to the repair.

 

  • What lawn care does Antelope Ridge provide and what are my responsibilities?

 

    • Lawn care service is provided for front and side yards where applicable to all residents of Antelope Ridge at no cost. Residents are responsible for mowing, trimming, and weeding of their backyard and all flower bed maintenance. Contact your Leasing Specialist for more information on the backyard lawn care program we offer.

 

  • Why do I have to check with Property Management if I want an item replaced, i.e., light fixture?

 

    • You rent your home, you do not own it. If an item is not working properly, we will repair or replace it. The resident may be responsible for the cost of repairing or replacing an item if it was damaged by a resident or their guest and is not considered normal wear and tear.

 

  • What are Antelope Ridge’s parking policies?

 

    • Parking in the grass is only permitted when directed by Antelope Ridge. If Antelope Ridge encounters vehicles parked on streets when residents have been informed to move them, these vehicles will be ticketed and towed at the vehicle owner’s expense. Antelope Ridge does not assume any risk, responsibility, or liability for any damage to vehicles occurring from snow removal or towing operations when vehicles are in violation of this policy

 

  • Why do I have to pick up after my dog in my backyard and when I am walking in the community?

 

    • You must pick up after your pet(s) in order to ensure a sanitary and aesthetically pleasing environment for all of our residents. Pet stations are located in the community, and you are welcome to use them to dispose of the pet’s waste while you are walking your pet.

 

  • Will I be reimbursed for damage to my personal property due to leaks, fire, pipes backing up, or food spoiling?

 

    • Antelope Ridge does not provide renter’s insurance. Our residents must determine the amount of coverage needed and purchase renter’s insurance based on their own needs. Antelope Ridge does not reimburse for damage to personal property.

 

  • Why do I have to secure my animals for maintenance to come in when I am not home?

 

    • We ask our residents to secure their animal when maintenance will be in the home because it can be a safety issue. Even a friendly animal can react negatively to a stranger in the home. Maintenance also cannot be responsible for ensuring pets don’t escape from the home during their visit.

 

  • Why do my children have to be 18 years or older for maintenance to enter my home even with Permission to Enter (PTE)?

 

    • Maintenance will not enter a home if no one in the home at the time is at least 18 years old. This policy is to protect both the minors in the home and our employees.

 

  • Why do I have to get permission from Property Management to get my locks changed on my home?

 

    • This is to ensure that Property Management has a key to your home in case of an emergency.

 

  • Who handles snow removal?

 

    • Antelope Ridge hires a 3rd party vendor to plow the streets and courts within the Antelope Ridge Community. It is the resident’s responsibility to clear driveways within 24 hours after a snowfall.

 

  • Will Antelope Ridge remove the appliances so that I can use my personal appliances?

 

    • Residents must submit an Exception to Policy form for consideration of this type of request by property management.

 

  • Can I have pets other than cats or dogs?

 

    • Residents must submit an Exception to Policy form for consideration by property management for any animals other than cats or dogs.

 

  • Can I change my car oil at my home?

 

    • Oil changes are not permitted on Antelope Ridge property.

 

  • How do I start the move out process?

 

    • The lease includes a clause requiring that residents contact their Leasing Specialist for a Notice to Vacate form and provide a minimum of 30 days notice of their intent to vacate the home. Notice is effective on the first day of the following month. Your Leasing Specialist will work with you on the scheduling of move-out inspections and a review of all final amounts owed which are due upon move out.

 

  • What are my cleaning options when I’m ready to move out?

 

    • Residents have three cleaning options:

 

      • Residents may clean the house following the Antelope Ridge Cleaning Guidelines sheet provided to residents. Carpets must be professionally cleaned no more than 48 hours prior to the final move-out inspection and a receipt provided to Antelope Ridge at the final move-out inspection.
      • Residents may hire a contractor to clean the house prior to the final move out inspection. All negotiations will be strictly between the resident and the contractor. Carpets must be professionally cleaned no more than 48 hours prior to the final move-out inspection and a receipt provided to Antelope Ridge at the final move-out inspection.
      • Residents may utilize the Antelope Ridge Pay & Go service, which handles all necessary cleaning, including carpets, once the home has been vacated. Price is based on home size and can be obtained by contacting your Leasing Specialist.

 

 

General Questions

  • In which county is Antelope Ridge located?

 

    • Antelope Ridge is located in Meade County.

 

  • Are solicitors allowed at Antelope Ridge?

 

    • For the purpose of each resident’s peace and enjoyment, solicitation is not allowed at Antelope Ridge. This includes all forms of solicitation, including fundraising, proselytizing, and campaigning.

 

  • Does Antelope Ridge take cash payment? What forms of payment does Antelope Ridge accept?
